Sunnyvale Center

 

Sunnyvale Center Industrial Park, a 68 acre park was purchased by Sunnyvale Center, Ltd. in 1994.  In 2004, The owners decided they wanted to sell out of the park over the next thirty six months.

 

I began by developing a marketing plan for the park, the centerpiece of which was a custom designed website to showcase the project and provide all the information a prospective buyer or their agent would need.  The website proved to be a powerful marketing tool in the sale of the properties.  Its benefit far outweighed the cost of its development. 

 

Gardner Denver developed the project from the early 70’s till the early 80’s to manufacture oil field equipment.   Unfortunately, the project was outside of any city limits, so much of the development did not meet current city codes for both the buildings as well as the infrastructure.  Each building and site within the project would require platting and approvals from the Town of Sunnyvale for variances from current code.  This project required a tremendous amount of work with the seller’s attorney, engineer, surveyor, numerous contractors as well as the Town of Sunnyvale staff, Board of Adjustment and Town Council.

 

Success! To date we have sold:

  • 28,385 sf manufacturing building on 7 acres
  • 89,650 sf manufacturing building on 8 acres
  • 81,850 sf warehouse building on 3.97 acres
  • 16,096 sf manufacturing building on 4 acres
  • 16 acre site
  • 11.5 acre site


Most of the properties have been sold at a price higher than originally projected in the development of the marketing plan. We have two more building and two more sites left.
